The Mending Wizard charges a base rate of $150 for the first 2 hours of service. After the initial 2 hours, the rate is $40 per hour, billed in 15-minute increments.
All estimates are based on average time and cost comparisons from similar properties and previous projects. These estimates are provided as general guides, not fixed quotes. If an unforeseen or unavoidable issue arises during the job that increases the time required, the customer will be responsible for covering the additional hours of labor.
The Mending Wizard Terms & Conditions
(Handyman Services Provided by Dylan Leeson of Potions & Familiars)
The following Terms & Conditions apply to all handyman, repair, installation, and outdoor labor services performed by The Mending Wizard. By hiring our services, the customer agrees to the terms and pricing structure outlined below.
1. Scope of Services
The Mending Wizard provides general handyman and home maintenance services, including:
Indoor repairs and installations
Window and door installation
Flooring installation
Drywall repair
Bathroom fixture installation
Painting
Fence and deck repair
Yard cleanup
Brush and debris removal
Outdoor structure assembly
The following are NOT offered: attic fan repair, custom carpentry builds, major renovations, or any service requiring specialty licensing (electrical beyond fixture replacement, major plumbing, HVAC, roofing, etc.).
2. Standard Pricing Structure
All services follow the same basic pricing model unless otherwise stated.
Base Price
$150.00 covers the first two (2) hours of labor.
Additional Time
After 2 hours, labor is billed at:
$40 per hour,
Charged in 15-minute increments at $10 per increment.
Example Calculation
For 5.5 hours of work:$150 (first 2 hours) + $120 (3 hours) + $20 (two 15-minute increments) = $290.00.
Customers pay only for the time used.
3. Senior Pricing (Age 65+)
Customers age 65 and older receive:
15% off total labor cost (materials excluded).
Small-Job Senior Bundle available separately (not included in terms; offered as a discount service option for routine chores and minor tasks).
Senior discounts apply to labor only. Material costs, surcharges, safety fees, and add-on fees are not eligible for discount.
4. Materials, Taxes, and Price Changes
Unless specifically stated otherwise:
Material costs are not included in labor prices.
Materials purchased on behalf of the customer will be added to the final invoice.
Receipts can be provided upon request.
Customers may supply their own materials if preferred.
Prices for materials may vary due to market fluctuations.
Taxes are not included in estimates and will be added where applicable.
Any estimate involving materials is subject to change.
5. Estimates and Unforeseen Conditions
All estimates are considered approximations based on visible conditions at the time of assessment.
Final costs may change if:
Hidden structural, electrical, or plumbing issues are discovered
Materials differ from initial estimate
Additional work is requested
Hazardous conditions are identified
Job scope increases or changes
The customer will be notified of changes whenever reasonably possible.
Indoor Complex Job Add-Ons
All add-ons listed below are in addition to the base price and hourly labor rate.
1. Window Installation
Small window: +$100
Standard window: +$150
Second-story installation: +$100 (added to window size fee)
2. Interior and Storm Doors
Standard interior door: +$125
Storm/exterior door: +$175
Trim or frame rebuild/repair: +$75–$150
3. Full Vinyl Plank or Tile Flooring
Vinyl plank installation: +$1.50 per sq ft
Ceramic/stone tile: +$5 per sq ft
Subfloor patching/leveling: +$50–$150
4. Large Drywall Repair
Half-sheet replacement: +$125
Full-sheet replacement: +$250
Heavy texture matching: +$75
5. Bathroom Fixtures
Toilet replacement: +$100
Small vanity: +$100
Large vanity with countertop: +$250
Plumbing line relocation (if needed): +$75–$200
6. Stair Railings
Straight railing replacement: +$150–$250
Wall-side or custom-style railings: +$200–$350
7. Multi-Room Painting
Per room: +$150–$250
Ceilings: +$50–$125 per room
Trim and doors: +$20–$30 each
Outdoor Complex Job Add-Ons
1. Full Yard Cleanouts
Small yard (up to 0.25 acre): +$150
Larger yard cleanouts: coming soon
Brush or trash hauling: +$50
Hazardous vegetation (poison ivy, etc.): see Hazardous Plant Addendum
2. Brush / Wood Pile Removal
Small pile: +$75
Medium pile: +$100
Large pile: +$250
Hauling fee (larger loads): +$50
3. Deck Work
Minor repairs: +$150–$250
Deck resurfacing: +$500–$900
New deck: +$10–$20 per sq ft
4. Fence Work
Replacement of fence panel +$75
Gate repair: +$100
5. Work Requiring Tall Ladders
Second story work: +$75–$125 safety surcharge
Uneven or unsafe terrain: +$50–$100 additional fee
6. Large Outdoor Structure Kits
Shed kits: +$300–$800
Gazebo/pergola kits: +$300–$700
Anchoring or leveling: +$75–$200
8. Hazardous Plant Material Addendum
Hazardous vegetation such as poison ivy, poison oak, poison sumac, or similar noxious plants requires special handling.
Hazard Disposal Fee: +$50–$150
Based on area and density of vegetation.
Includes:
Full PPE
Controlled removal
Double-bagging
Proper landfill disposal
Cleaning and decontamination of tools
These materials will not be: burned, composted, chipped, shredded, or placed in yard waste bins.
Customers are responsible for disclosing known hazardous plants before service begins.
9. Cleanup and Hauling
Basic job-site cleanup is included.Heavy debris, trash, brush, or yard waste hauling may require an additional charge of $50–$150 depending on volume and weight.
10. Scheduling, Access, and Cancellations
The Mending Wizard reserves the right to reschedule any job due to:
Weather
Unsafe conditions
Material availability
Unforeseen hazards
Customers must provide safe access to the work area.If materials were purchased prior to cancellation, the customer may be responsible for material costs.
11. Safety and Liability
The Mending Wizard may decline work deemed unsafe, inaccessible, structurally compromised, or outside the legal handyman scope.
Customers are responsible for:
Keeping pets and children out of the work area
Disclosing hazardous materials or site conditions
Providing access to necessary utilities
The Mending Wizard is not liable for damage arising from pre-existing conditions, undisclosed issues, or structural defects.
12. Payment
Payment is due upon job completion unless otherwise arranged.Accepted payment methods are listed on the website or invoice.Late or incomplete payment may result in fees or suspension of services.
13. Agreement
By hiring The Mending Wizard, the customer acknowledges and agrees to all Terms & Conditions outlined in this document.
