Overview

Potions & Familiars is offering two seasonal services:

1. Fall Cleanup – $250

2. Winter Prep – $250

These are two separate services. Booking both services will total $500.

1. FALL CLEANUP – TERMS

Included Services (Base Price – $250)

The Fall Cleanup package includes:

• Gutter cleaning (one-story homes included)

• Leaf removal (front & back yards)

• Minor limb and branch trimming

• General yard tidy-up

Yard Size Pricing

The base price covers properties up to 0.25 acres (10,890 sq ft).

For larger yards:

• 0.26 acres and above: Additional $50 begins at 0.26 acres

• Every additional 4,356 sq ft (0.10 acres) adds $50

Example:

• 0.35 acres → +$50

• 0.45 acres → +$100

• 0.55 acres → +$150, etc.

Two-Story Home Gutter Pricing

• A second-story gutter cleaning fee of $75 will be added for multi-level homes.

Definition of “Minor Limb & Branch Trimming”

Fall Cleanup includes light trimming only, defined as:

• Branches up to 2 inches in diameter

• Branches reachable from the ground or a standard 6–8 ft ladder

• Small limb removal that takes under 15 minutes per tree

• Trimming intended to tidy appearance, not reshape or prune the entire tree

Not included (available at additional charge upon request):

• Removal of large branches (over 2 inches thick)

• Tree shaping, full pruning, or height reduction

• Cutting limbs requiring chainsaws, pole saws over 12 ft, or climbing

• Storm-damaged limb removal

• Hauling large amounts of wood or heavy brush

Pricing will be given on-site once height, thickness, and safety conditions have been assessed.

Potential Additional Charges: 

• Heavy leaf accumulation requiring more than two full pickup loads

• Excessive pet waste preventing safe access

• Poison ivy or hazardous plant disposal

• Removal of large brush piles not created by us

• Debris or trash cleanup beyond yard waste

2. WINTER PREP – TERMS

Included Services (Base Price – $250)

Winter Prep includes:

• Caulking & sealing small cracks around doors/windows

• Door sweep installation (1–2 doors included)

• Outdoor pipe insulation for exposed exterior water lines

• Visual home exterior check for drafts and winter vulnerabilities

Additional Charges (If Applicable)

• Extra door sweeps beyond the included quantity

• Extensive caulking for large gaps, deteriorated framing, or multiple draft areas

• Insulating additional water lines beyond standard exterior spigots

• Damaged wood or siding repair (quoted separately by The Mending Wizard)

• Specialty-weatherproofing materials if required

3. Scheduling & Availability

• Duo cleanups are available through December 15th, or until slots are filled.

• Services must be scheduled in advance.

• Weather conditions may require rescheduling for safety.

4. Payment

• Payment is due at completion unless otherwise agreed.

• Quotes for additional charges will be provided and approved before work begins.

5. Safety & Access Requirements

To ensure safe and effective service:

• Yards must be reasonably accessible.

• Pets must be secured.

• Home must be structurally safe for ladder use.

• Customers must inform us of sprinkler lines, hidden wires, or hazards.

6. Cancellations

• Cancellations made within 24 hours may incur a $25 rescheduling fee depending on travel time and materials prepared.
