Standard Jobs 

The following list of jobs are what we consider to be standard jobs. Jobs that are more involved, such as needing to cut into walls to install a new fixture, working in tight spaces, with older materials, corrosion, climbing heights and working on ladders 10 feet or higher, custom fitting, heavy fixtures, or unexpected complications may require an additional complexity fee, discussed before work begins. We have a checklist for each category of work to establish why we would need to charge an additional fee.

  • Rehanging or adjusting vanity doors and drawers

  • Installing soft-close hinges or drawer slides

  • Replacing vanity toe kicks or trim

  • Repairing minor water damage to vanity bases (non-structural)

  • Installing medicine cabinets (surface-mount or recessed if framing already exists.)

  • Installing floating shelves or over-toilet shelving units

Countertops, Sinks & Surfaces

  • Installing laminate, cultured marble, or prefab stone vanity tops

  • Cutting or adjusting vanity tops for sink fit

  • Replacing drop-in or undermount sinks (no pipe relocation)

  • Resealing sinks and countertops with silicone

  • Repairing minor chips or surface damage

  • Installing or repairing tile backsplashes (vanity area)

  • Grout cleaning, repairs, and sealing

  • Caulking around sinks, backsplashes, and trim

Plumbing-Adjacent

  • Replacing bathroom faucets

  • Installing pop-up drains (sink only)

  • Replacing shutoff valves (where locally permitted)

  • Replacing P-traps under sinks

  • Fixing slow drains (non-invasive methods only)

  • Replacing toilet fill valves or flappers

  • Installing bidet attachments (non-electric)

  • Resealing toilet bases (no wax ring replacement unless allowed locally)

Toilet & Fixture Installations

  • Installing new toilets (direct replacement, same rough-in)

  • Replacing toilet seats (standard or bidet-style)

  • Installing towel bars, rings, and hooks

  • Installing toilet paper holders

  • Mounting robe hooks and accessory hardware

  • Installing freestanding or wall-mounted storage units

Shower, Tub & Surround (Light / Surface Work)

  • Replacing showerheads and handheld sprayers

  • Installing shower curtain rods (standard or tension)

  • Replacing tub spouts (threaded, non-soldered)

  • Installing prefabricated shower shelving or corner caddies

  • Recaulking tubs and showers

  • Repairing or replacing grout in small shower areas

  • Installing peel-and-stick or pre-mounted surround panels (small areas)

Lighting & Electrical-Adjacent

  • (No new wiring, circuits, or panel work)

  • Replacing vanity light fixtures (existing boxes only)

  • Installing wall sconces (existing boxes)

  • Swapping exhaust fan covers (not motors)

  • Replacing switches or outlet covers

  • Installing plug-in night lights or mirror lighting

  • Replacing bathroom mirrors (mounted or framed)

Flooring, Trim & Finishing

  • Installing vinyl plank or sheet flooring

  • Replacing damaged floor tiles (small areas)

  • Installing transition strips

  • Repairing minor subfloor damage (localized)

  • Replacing baseboards, shoe molding, or trim

  • Installing beadboard or wall paneling (decorative)

  • Touch-up drywall repairs (holes, anchors, moisture damage)

  • Painting bathrooms (walls, ceilings, trim)

The Mending Wizard — Terms & Conditions

(Handyman Services Provided by Dylan Leeson of Potions & Familiars)

The following Terms & Conditions apply to all handyman, repair, installation, and outdoor labor services performed by The Mending Wizard. By hiring our services, the customer agrees to the terms and pricing structure outlined below.

1. Scope of Services

The Mending Wizard provides general handyman and home maintenance services, including:

  • Indoor repairs and installations

  • Window and door installation

  • Flooring installation

  • Drywall repair

  • Bathroom fixture installation

  • Painting

  • Fence and deck repair

  • Yard cleanup

  • Brush and debris removal

  • Outdoor structure assembly

The following are NOT offered: attic fan repair, custom carpentry builds, major renovations, or any service requiring specialty licensing (electrical beyond fixture replacement, major plumbing, HVAC, roofing, etc.).

2. Standard Pricing Structure

All services follow the same basic pricing model unless otherwise stated.

Base Price

$175.00 covers the first two (2) hours of labor.

Additional Time

After 2 hours, labor is billed at:

  • $40 per hour,

  • Charged in 15-minute increments at $10 per increment.

Example Calculation

For 5.5 hours of work:
$175 (first 2 hours) + $120 (3 hours) + $20 (two 15-minute increments) = $315.00.

Customers pay only for the time used.

3. Senior Pricing (Age 65+)

Customers age 65 and older receive:

  • 15% off total labor cost (materials excluded).

  • Small-Job Senior Bundle available separately (not included in terms; offered as a discount service option for routine chores and minor tasks).

Senior discounts apply to labor only.
Material costs, surcharges, safety fees, and add-on fees are not eligible for discount.

4. Materials, Taxes, and Price Changes

Unless specifically stated otherwise:

  • Material costs are not included in labor prices.

  • Materials purchased on behalf of the customer will be added to the final invoice.

  • Receipts can be provided upon request.

  • Customers may supply their own materials if preferred.

  • Prices for materials may vary due to market fluctuations.

  • Taxes are not included in estimates and will be added where applicable.

  • Any estimate involving materials is subject to change.

5. Estimates and Unforeseen Conditions

All estimates are considered approximations based on visible conditions at the time of assessment.

Final costs may change if:

  • Hidden structural, electrical, or plumbing issues are discovered

  • Materials differ from initial estimate

  • Additional work is requested

  • Hazardous conditions are identified

  • Job scope increases or changes

The customer will be notified of changes whenever reasonably possible.

6. Scheduling, Access, and Cancellations

The Mending Wizard reserves the right to reschedule any job due to:

  • Weather

  • Unsafe conditions

  • Material availability

  • Unforeseen hazards

Customers must provide safe access to the work area.
If materials were purchased prior to cancellation, the customer may be responsible for material costs.

7. Safety and Liability

The Mending Wizard may decline work deemed unsafe, inaccessible, structurally compromised, or outside the legal handyman scope.

Customers are responsible for:

  • Keeping pets and children out of the work area

  • Disclosing hazardous materials or site conditions

  • Providing access to necessary utilities

The Mending Wizard is not liable for damage arising from pre-existing conditions, undisclosed issues, or structural defects.

8. Payment

Payment is due upon job completion unless otherwise arranged.
Accepted payment methods are listed on the website or invoice.
Late or incomplete payment may result in fees or suspension of services.

9. Agreement

By hiring The Mending Wizard, the customer acknowledges and agrees to all Terms & Conditions outlined in this document.
