Standard Jobs

The following list of jobs are what we consider to be standard jobs. Jobs that are more involved, such as needing to cut into walls to install a new fixture, working in tight spaces, with older materials, corrosion, climbing heights and working on ladders 10 feet or higher, custom fitting, heavy fixtures, or unexpected complications may require an additional complexity fee, discussed before work begins. We have a checklist for each category of work to establish why we would need to charge an additional fee.

  • Fixing a sticky or misaligned drawer

  • Replacing lightbulbs (including LED conversions)

  • Swapping out basic light fixtures

  • Replacing or tightening loose switch/outlet plates

  • Installing plug-in under-cabinet lights

  • Replacing damaged or yellowed trim rings on recessed lights

Small Installations

  • Installing paper towel holders, pot racks, or hooks

  • Mounting small shelves or spice racks

  • Installing towel bars or wall organizers

  • Hanging magnetic knife strips

  • Installing small backsplash accents (peel-and-stick)

Sink & Faucet Area

  • Replacing faucet aerators

  • Tightening loose faucets or sprayers

  • Installing tile or stone backsplash (medium or large areas) 

  • Grout cleaning, repairs, and sealing 

Plumbing-Adjacent (non-licensed work)

(We are a licensed LLC business for handyman work, but not a licensed plumber)

  • Installing or replacing sink faucets 

  • Swapping garbage disposals  

  • Resealing sinks or countertops with silicone 

  • Fixing slow drain issues (non-invasive) 

Appliance Installations

  • Installing dishwashers 

  • Installing over-the-range microwaves 

  • Installing range hoods (ducted or ductless) 

  • Installing built-in ovens (no electrical tie-in) 

  • Fitting slide-in stoves (no hardwiring)

  • Installing under-cabinet lighting systems 

Lighting & Electrical-Adjacent (handyman-safe)

  • Swapping light fixture 

  • Installing pendant lights over islands 

  • Adding LED strip or puck lighting (plug-in or existing wired box only)

  • Fixing loose outlet or switch plates 

Flooring & Baseboards

  • Installing vinyl plank kitchen flooring 

  • Installing threshold transitions to other rooms 

  • Repairing subfloor issues (small areas up to 50 sqft) 

  • Replacing or repairing baseboards & quarter round 

Doors & Drawers

  • Fixing misaligned drawers 

  • Installing new drawer boxes 

  • Replacing cabinet doors

  • Installing pantry doors or sliding barn doors 

Kitchen Layout Adjustments

  • Moving appliances to new positions (where hookups already exist) 

  • Adjusting cabinetry for new appliances (e.g., larger fridge)

  • Framing small sections or repairing drywall behind appliances

Other Repairs

  • Repairing water-damaged under-sink cabinets 

  • Fixing sagging ceilings above the kitchen area 

  • Replacing damaged sheetrock and repainting

  • Patching large holes after old cabinets or shelving removal

Normal Rates = $175 Total For First Two Hours + $40/ Hour After That 

$175 covers the first 2 hours of work. After that, time is $40 per hour, billed in 15-minute increments ($10 per 15 minutes). You only pay for the time used.

 

​Example Breakdown (5.5 Hours of Work)

If a job takes 5 hours and 30 minutes, here’s how it’s calculated:

  • First 2 hours: $175 (flat base price)

  • Next 3 hours: $40 × 3 = $120

  • Final 30 minutes: Two 15-minute increments → $10 + $10 = $20

Total:

$175 + $120 + $20 = $315.00

The Mending Wizard has a $175 minimum charge for the first two hours of service. This minimum covers more than time on site, it accounts for job preparation, travel, tool transport, setup, job assessment, cleanup, and the experience required to complete work efficiently and correctly.

After the initial two hours, labor is billed at $40 per hour, allowing us to remain fair and flexible for both small projects and longer jobs. This structure helps ensure that even short visits receive the same level of care, professionalism, and attention to detail as larger projects, while keeping extended work affordable for our clients.

All pricing is discussed in advance, and any additional complexity or specialty fees will be clearly communicated before work begins.

The Mending Wizard — Terms & Conditions

(Handyman Services Provided by Dylan Leeson of Potions & Familiars)

The following Terms & Conditions apply to all handyman, repair, installation, and outdoor labor services performed by The Mending Wizard. By hiring our services, the customer agrees to the terms and pricing structure outlined below.

1. Scope of Services

The Mending Wizard provides general handyman and home maintenance services, including:

  • Indoor repairs and installations

  • Window and door installation

  • Flooring installation

  • Drywall repair

  • Bathroom fixture installation

  • Painting

  • Fence and deck repair

  • Yard cleanup

  • Brush and debris removal

  • Outdoor structure assembly

The following are NOT offered: attic fan repair, custom carpentry builds, major renovations, or any service requiring specialty licensing (electrical beyond fixture replacement, major plumbing, HVAC, roofing, etc.).

2. Standard Pricing Structure

All services follow the same basic pricing model unless otherwise stated.

Base Price

$175.00 covers the first two (2) hours of labor.

Additional Time

After 2 hours, labor is billed at:

  • $40 per hour,

  • Charged in 15-minute increments at $10 per increment.

Example Calculation

For 5.5 hours of work:
$175 (first 2 hours) + $120 (3 hours) + $20 (two 15-minute increments) = $315.00.

Customers pay only for the time used.

3. Senior Pricing (Age 65+)

Customers age 65 and older receive:

  • 15% off total labor cost (materials excluded).

  • Small-Job Senior Bundle available separately (not included in terms; offered as a discount service option for routine chores and minor tasks).

Senior discounts apply to labor only.
Material costs, surcharges, safety fees, and add-on fees are not eligible for discount.

4. Materials, Taxes, and Price Changes

Unless specifically stated otherwise:

  • Material costs are not included in labor prices.

  • Materials purchased on behalf of the customer will be added to the final invoice.

  • Receipts can be provided upon request.

  • Customers may supply their own materials if preferred.

  • Prices for materials may vary due to market fluctuations.

  • Taxes are not included in estimates and will be added where applicable.

  • Any estimate involving materials is subject to change.

5. Estimates and Unforeseen Conditions

All estimates are considered approximations based on visible conditions at the time of assessment.

Final costs may change if:

  • Hidden structural, electrical, or plumbing issues are discovered

  • Materials differ from initial estimate

  • Additional work is requested

  • Hazardous conditions are identified

  • Job scope increases or changes

The customer will be notified of changes whenever reasonably possible.

6. Scheduling, Access, and Cancellations

The Mending Wizard reserves the right to reschedule any job due to:

  • Weather

  • Unsafe conditions

  • Material availability

  • Unforeseen hazards

Customers must provide safe access to the work area.
If materials were purchased prior to cancellation, the customer may be responsible for material costs.

7. Safety and Liability

The Mending Wizard may decline work deemed unsafe, inaccessible, structurally compromised, or outside the legal handyman scope.

Customers are responsible for:

  • Keeping pets and children out of the work area

  • Disclosing hazardous materials or site conditions

  • Providing access to necessary utilities

The Mending Wizard is not liable for damage arising from pre-existing conditions, undisclosed issues, or structural defects.

8. Payment

Payment is due upon job completion unless otherwise arranged.
Accepted payment methods are listed on the website or invoice.
Late or incomplete payment may result in fees or suspension of services.

9. Agreement

By hiring The Mending Wizard, the customer acknowledges and agrees to all Terms & Conditions outlined in this document.
